South Cook Industrial District is a 3,000-acre mega site that is rail served. Southern Business and Development Magazine in 2008 listed it as a TOP TEN GREAT DISTRIBUTION SITE.

Phase I consist of a 350-acre industrial park with all infrastructure in place. It is shovel ready. Environmental assessment, Endangered Species assessment, Wetland delineation, historical and archeological reviews have been completed. Municpally served infrastructure is on-site. Based upon size of project will be customer choice for electricity.  Tracts can be configured to accomodate from 5 to 100+ acres.

Phase II is 1,000-acre tract and Phase III is a 900-acre tract.

Located on Norfolk Southern Rail and Interstate 75; located between exits 32 and 37; only 55 minutes to I-10.
